Project Overview
  • Featuring floor-to-ceiling glass in suite entry areas, open floor plans, and elevator access directly from garage to all floors, this building also has a plaza level podium with a fountain and landscaping.
  • The central split system VAV rooftop unit has series fan powered VAV boxes. The DDC electronic temperature control system is expandable for specific TI build-out.
  • This building is currently on track to be certified LEED NC Gold.

This build-out included an HVAC system for the 50,000 sq. ft. showroom and sales building as well as the five-story 250,000 sq. ft. auto service and storage building.

This ongoing multiple tenant improvement project encompassed 730,000 sq. ft.

Project Overview
  • Major equipment replacements were made throughout the improvements. Also included was converting the Pneumatic Controls to Richards/ZETA DDC Controls.
  • The controls were retrofit to the existing VAV terminal units as well as upgrading the lighting control.
  • HAVC and lighting are controlled via a campus-wide network.

The five-level below grade parking structure serves as a podium base for both a six-story and eight-story office tower, totaling 627,588 sq. ft.

Project Overview
  • The towers are joined by a four-story glass atrium.
  • The building is conditioned by floor-by-floor vertical self-contained units with rooftop fluid coolers.

Cobb Building

This 91,060 sq. ft. building was the first dedicated medical building on the west coast built in 1910. The renovation included the transformation of the retail level on the first floor, but also helped preserve the history and beauty of this unique building.

Project Overview
  • Along with upgrading the building's systems, a high-end apartment community replaced over 75,000 sq. ft. of office space on eleven floors.
  • The conversion included building in vertical stacking water source heat pump units, condenser water piping, plumbing, gas piping and air distribution.
  • The smoke control systems installed were the corridor, elevator and stairwell pressurization systems. Controls are low voltage thermostats for apartments and small DDC system for central plant components.

Eight floors of high-rise office building were remodeled including the cafeteria, conference areas, boardrooms, MDF and IDF Rooms, and open stairway between floors grossing 120,000 sq. ft.

Project Overview
  • The existing floor-by-floor VAV was revised to accommodate remodel.
  • MDF & IDF rooms as well as the supplement conference rooms received heat pump.
  • The computer room was fit with a special exhaust system and humidity control.

Eddie Bauer Tenant Improvement

Lincoln Square Office Tower - Bellevue, WA

MacDonald-Miller: Mechanical Engineer and Mechanical Contractor

The 200,000 sq. ft. tenant improvement space is located in ten floors of a 25-story building.

Project Overview
  • The mechanical build-out comprised of mechanical, plumbing, hydronic piping, controls and commissioning.
  • Shell and core entailed water-cooled self-contained A/C units that provide cooling air to tenant-added VAV boxes.

Pier 70 - Seattle, WA

MacDonald-Miller: Mechanical Engineer and Mechanical Contractor

This build out on Pier 70 converted 80,000 sq. ft of residential space to commercial use.

  • A third level was added with an open-ceiling design concept.
  • A custom designed HVAC system was installed fit the new space.

  • The design and installation included the mechanical, plumbing, and control systems.
  • VAV system is capable of operating with 100% outside air with an auxiliary loop for cooling computer rooms and other heat sensitive areas.

Microsoft Augusta

Redmond, WA

The six structures include two four-story and one three-story office building with a level of underground parking, a four-level underground parking structure; a two-story cafeteria and conference center, and the central plant building totaling 602,876 sq. ft.

Project Overview
  • Space build out accommodated the major lab and server rooms.
  • A high level of detailing coordination, with support of extensive AutoCAD shop drawings, assisted each trade's installation in navigating the tight constraints of the building's ceiling envelope.
  • A complex Building Commissioning Plan was implemented to provide special accommodations for the 3,147-ton central chilled water system, including the loop serving from the 2900 nominal ton Central Plant.
