This condominium project includes two 13-story residential towers, retail space and three floors of underground parking.
Project Overview
- The buildings were outfitted with corridor supply systems, whole house ventilation systems, and stair and elevator pressurization systems.
- The water source heat pump for heating and cooling suites was also installed. Central condenser water and domestic hot water systems serve the individual units.
- The residential exhaust is via in-slab Ecco-Duct System. Duct runs in the slabs and exits the building at the balcony soffit or slab edge.
Cristalla
Seattle, WAMacDonald-Miller: Mechanical Engineer and Mechanical Contractor
Cristalla is a 23-story luxury condominium tower, with three levels of underground parking, retail on the first floor, an additional five floors of parking above that, all topped by 197 condominium units totaling 476,750 sq. ft. The historic, terra cotta facade of the previous structure on this site, along with a blue-glass curtain, was incorporated into the new building.
Project Overview
- The HVAC system is a four pipe fan coil system. Chilled water is generated via an air-cooled 225-ton roof top chiller.
- Heating water is generated with roof top mounted gas fired boilers.
- Systems were designed for the building amenities including private wine cellars, roof top dog park, spa and sauna rooms, and a theater room.
Harbor Steps
Seattle, WAMacDonald-Miller: Mechanical Engineer and Mechanical Contractor
This mixed-use urban redevelopment project contains four mixed-use buildings built in three phases: two 17-story towers and two 25-story towers house 730 apartments and a 28 room boutique hotel totaling 900,000 sq. ft.
Project Overview
- The facilities include workout areas with three spas, two pools, two saunas and a sport court. The project also has a retail area, daycare facility and underground parking.
- The steps include a grand staircase between Western Avenue and First Avenue. The surface of the steps includes eight fountains, irrigation and drainage systems. Under the steps, a sewer and steam pass-through for public utilities were constructed.
- A split system for cooling was fitted for the 17th floor only.
- A two-speed garage exhaust fan tied to carbon monoxide sensors as well as stair and elevator pressurization systems were installed.
One Pacific Tower

This luxurious 254,600 sq. ft. 27-story high-rise condominium features a pool, spa, 5th floor courtyard and a street-level retail area.
Project Overview
- The custom design, installation, and field engineering encompassed the plumbing, heating, air conditioning and control systems
- The mechanical system consisted of a chilled water system, vertical fan coil units in the condominiums, and chilled water air handling units serving the public spaces.
- The sheet metal, controls, and field engineering groups teamed to make certain the comfort demands of the tenants would be satisfied, along with life safety and quality needs required to meet city code.
- Over 4,000 sleeves and miles of pipes were used to complete the plumbing, rain drainage, chilled water, gas, steam and other systems.
Washington Square
Bellevue, WAMacDonald-Miller: Mechanical Engineer and Mechanical Contractor
Located in downtown Bellevue, this 880,000 sq. ft. project entails two 24- story condominium towers, a parking garage and 20,000 sq. ft. of retail space.
Project Overview
- Each tower base has town houses and flats with direct entry from the street. The towers each contain approximately 170 units.
- The HVAC system is a condenser water loop, serving vertical heat pumps in the tower. The loop also function with horizontal heap pumps in the flats and town houses.
